Job Description

Bechtel is managing a super tall building tower project to be located in Jeddah, Saudi Arabia and an experienced design manager to assist our team is required.  The new tower is to be part of a major mixed-use land development project called Kingdom Jeddah planned by our client, a major Saudi developer.  The new tower building will underpin this new development, valued up to $15 billion, as a significant focal point. The tower is currently planned in excess of 1,000 meters, including a five-star hotel, residential, commercial office and retail.  Bechtel expects the project to meet current Leadership in Energy and Environmental Design (LEED) initiatives of USGBC to ensure the design is environmentally responsible.  

Bechtel’s team will provide project management services including design review and management, construction management and supervision, cost and scheduling, security oversight and health and safety.   The preferred Design Manager candidate shall have a minimum of 20-years of overall engineering and construction industry experience with a minimum of 15-years of experience relating to design of tall buildings and similar projects and shall be a licensed Architect or Engineer.  The successful candidate shall have worked a minimum of 10 years in a lead role or position such as Project Architect or Project Engineer involved in multi-discipline coordination on significant commercial and residential building projects.  Candidates must be familiar with current design initiatives relating to tall buildings such as evacuation planning, vertical transportation systems and requirements, innovative curtain wall and life safety systems, wind tunnel testing, structural modelling, etc. Also, the candidate shall possess knowledge of building efficiencies, structural framing systems alternatives, available communications systems, HVAC and BMU systems.  Must have a working knowledge of relevant building codes including IBC and ACI and general familiarity with AIA Master Spec Format and CSI. Candidates with experience working on projects located in the Middle East region are preferred but not necessary.  The Design Manager will report to the Project Director and will represent Bechtel in all communications with the selected design A&E firms. Superior communication skills are essential. Responsibilities of the Design Manager include: 

a.      Prepare strategy for project designs and determine scope of services for each A&E design package.

b.      Develop and issue the Basis of Design and prepare and issue the Design Brief including applicable standards and codes.

c.      Prepare and issue the Project Master Specification List.

d.      Draft applicable Division 1 sections of the Project Specifications.

e.      Qualify acceptable consultant parties.

f.        Assist with preparation of RFP documents for issue to the selected parties.

g.      Evaluate design consultant proposals and prepare recommendations for award of contracts.

h.      Assist Contracts department with preparation of design- related technical services agreements.

i.        Ensure safety in design requirements are met.

j.         Administer technical services agreements during the design and construction phases.

k.      Communicate client instructions/directions to the design consultants and respond to their questions.

l.         Provide periodic (monthly) reports of design activities.

m.    Conduct design coordination meetings.

n.      Monitor design consultants' action items.

o.      Identify and monitor key design risks.

p.      Supervise studies performed by others.

q.      Review design deliverables and issue review comments.

r.        Review consultant invoices and recommend payments.

s.      Notify the client of changes that may affect the budget.

t.        Evaluate and recommend contract amendments for additional compensation to consultants.

u.      Review and accept final documents for tender and for construction.
